How do I properly store oriental wool carpets?

Moths can lay eggs in the woolen carpet fibers when they are in use in the home. When someone brings these carpets into storage they bring the eggs with them. Later the eggs hatch and new moths are born which appear in the hallways of the storage building seeking locations to lay their eggs. Proper storage of these rugs is a 2 step process.

1. Have the carpet professionally cleaned.
2. Roll it up and wrap it completely in plastic (usually the cleaner will do this)

Those steps remove any existing eggs and prevent moths from laying eggs while in storage.

The conversion rate generally tells us when a manager has lost their edge. We also use role-playing quite extensively as well as mystery shops and recorded phone calls.

What would you say are the most important factors in managing a self storage facility?

There are many factors but I would say that the most important ones are competent well trained on-site staff, really good customer service and consistently competitive rental rates adjusted for current unit inventory.

What about security?

Obviously an owner needs to do everything he or she can to protect the customers' goods. There are a lot of fancy electronic systems on the market that are very expensive and not infallible. In our opinion 24/7 video security along with entry code access provide the most cost effective security.

What is your "territory"?

Unless there are special circumstances, we like to have the facilities we manage within the Northeast or Mid-Atlantic, other areas will be considered.

What does Professional Management cost?

Management companies charge a management fee for their services the same as any other professional. Typical fees are defined as a percentage of collections with a minimum base. We believe hiring a professional manager should be considered an investment to enhance your financial results as well as free you from the burden of operating your storage property. The more important question to ask is what is the return value I can expect from my investment.
